STEP 01

Tell BauKern what you need. A free conversation about your goals, site, budget and timing.

A coordinator holds a free discovery call: what you want, the site, budget band, timing and who decides.
Your aspirations — style, materials, layout and must-haves — are written down from the start.

STEP 02

A small preliminary assessment fee, agreed per project in writing, with a site visit where needed.

If the project needs it, BauKern proposes a preliminary assessment fee set for your project, with deliverables, exclusions and terms in writing.
Nothing is charged until you accept the proposal; payment is confirmed before the assessment starts.
A site visit records the current state, access, measurements and constraints — or the reason it is not needed.

STEP 03

A concept image or video you approve — a shared picture of the result, not an engineering drawing.

BauKern prepares a visual target: an AI-assisted or designer concept image, and video where useful.
It is reviewed by our technical team before you see it, and you can ask for revisions.
It shows the intended result; certified drawings, engineering and permits are handled before construction.

STEP 04

Scope, line-item costs, schedule and payment milestones you review and approve.

A detailed plan: scope, inclusions and exclusions, line-item costs, schedule, responsibilities and permits.
Payment milestones each have an amount, date, acceptance criteria and evidence requirements.
You approve a specific version; any later change becomes a new version or a formal variation.

Work is funded milestone by milestone through licensed providers and delivered by verified people.

Each milestone is funded through licensed payment providers and recorded against your project.
BauKern assigns verified providers who report progress from site.
Execution never starts before your plan is approved.
